commissions.  On the contrary, commissions are ALWAYS paid by the seller.
The commission amount is negotiated in advance on the listing agreement and
the same total commission amount is paid regardless if a buyer is
represented by another agent.
 The difference is that the listing agent always

perfect property much faster and easier.

It is often a good idea for buyers to establish
a “wish list” and a “not list” for home features.
It is rare to find the absolute perfect property within your
price range. There can be quite a bit of “give and take”
on your final decision, based on availability during your
search period.
If the home seems perfect, except maybe a purple kitchen and soiled carpets.  It is not
difficult or unreasonable to consider new paint and hardwood flooring, especially since it
can be done prior to moving in and the cost can possibly be rolled into your mortgage.

There are two ways of looking at most all home features. For example, some buyers
desire a beautiful home on a large wooded lot. Others consider a large lot too much
maintenance.  Some Buyers only want move-in ready perfect home.  Others see
fixer-uppers as the best values and consider them a blank canvas ready for their own
personal touch.  Other buyers look only for foreclosed homes, thinking they are the best
bargains. However, some homes went into foreclosure because they were simply  
unsellable at any price. Savvy investors avoid these awful properties and so should you.

9.) Client Communication, updates and feedback after all showings -
It is extremely important to know what buyers honestly think about your property. Sometimes
the truth can be a bit painful. However, even though you love that bright purple kitchen, it
might be a good idea to repaint it if buyers and agents say it is unappealing.  A simple redo
costing only $1000 can sometimes make a $5000 difference in the selling price. It is also
important for sellers to receive updates on what is happening in the marketplace, such as
new listings and when other properties are under contract.

10.) Negotiating contracts for the best possible outcome - Dealing with contract
negotiations can be very stressful. Some buyers can be just fishing for bargains, others can
be more serious. It is often a very emotional time for homeowners and we will be there to
offer expert advice and counsel.  Our goal is not just to sell the home quickly.  It is our desire
that both buyer and seller feel that they received a good and fair deal.

tour and YouTube videos for every listing making them
very easy for clients to view and include them within
promotions, on our websites and throughout the internet.

When selling a home, you have to imagine - which home
would a buyer find most appealing in your area. It is not just
price, but more often
“perceived value” that is most important.
Keep in mind that in today's market, most buyers want clean,
move-in ready perfect homes with some updated features. If
buyers think your home is currently below par with other
active listings in the area, it might be much harder to sell,
even if the price is lower than those other homes with nicer
features. A modest investment in improving your property
prior to listing can bring a better value and sell faster.
1.) Accurate Market Analysis - Sellers obviously all want the maximum possible
value for their property. However if the price is set too high, you'll get very little showing
activity, missing out on that prime marketing splash exposure and keeping the property
unsold for many long months. These homes listed for an extended period eventually
become ignored. When the price is finally lowered, agents and buyers think something
must be wrong with the property.    
3.) Excellent Photography  - When a buyer looks at the photos on your listing they
will establish an immediate split-second like/dislike opinion before flipping to the next page
of properties.  If the photos appear dark, dingy and unappealing they surely will pass on
your home. Advertising and marketing is my prime strength and I often gather  close to
100 professional quality photos of your home, choosing the 25 for our prime marketing
materials and advertising.
6.) Promotional "Just Listed" Postcards - Statistics show that often neighbors will
recommend available homes in their area to friends and relatives. For that reason, we mail
